How it works

Insurance promises to protect your portfolio. Tugboat makes sure it does.

Before the loss

Know what each policy will actually pay

Every policy across the portfolio is read and graded: limits, deductibles by peril, the exclusions that decide a claim. You find out you're underinsured now, not after the fire.

Building C policy

Gap in wind and hail

The deductible is 5% of the limit for each building.

On a $2.4M building, that's $120,000 before the policy pays.

No ordinance & law coverage. Code upgrades after a loss would be yours to pay.

Tenant policies

Answers that know your portfolio

Every tenant's renters policy is on file. When a tenant causes damage, or costs run past the security deposit, the recovery comes from their policy instead of your pocket.

Unit 3A's renters policy is on file with $100,000 in liability. Your $5,000 deductible is recoverable through it.

Questions

No, and it doesn't replace them. Your broker places the policy. Tugboat is about what happens after a loss: knowing whether to file, which policy it belongs on, and getting paid what it's worth.

Tugboat works alongside public adjusters. It sees every loss in the portfolio, including the smaller ones that don't make sense for a PA, and clients get 20% off Waypoint's fees on losses over $250K.

Anything that damages a unit or the building: water, fire, mold, storms, move-out damage. If you're not sure, that's a good one to send.

Bring two you've recently closed. One that settled for less than you expected is a good test of what Tugboat can do.
